NOTICE OF TRUSTEE’S SALE
WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated January 6, 2020, and the Deed of Trust of even date securing the same, recorded January 14, 2020, in Book No. 1537, at Page 569, in Office of the Register of Deeds for Claiborne County, Tennessee, executed by Brandon S Gilbert and Amy R Gilbert, conveying certain property therein described to Charles E. Tonkin, II as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Mortgage Investors Group, its successors and assigns; and the undersigned, Foundation Legal Group, LLP fka Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by PennyMac Loan Services, LLC.
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Foundation Legal Group, LLP fka Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by PennyMac Loan Services, LLC, will, on August 4, 2026 on or about 11:00 AM, at the At the main entrance to the Claiborne County Courthouse 1740 Main Street, Tazewell, TN 37879, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all redemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Claiborne County, Tennessee, and being more particularly described as follows:
Situated in District No. One (1) of Claiborne County, Tennessee, and in the Town of Tazewell, and situated and described as follows: BEGINNING at a stake on the South side of the Old Knoxville Road and running with the Al G. Payne and Betty Payne line 336 feet to two (2) Locust Trees; thence Eastwardly with the Francisco line 166 feet to the Otto Bolinger line; thence Northwardly with the Otto Bolinger line to the Old Knoxville Road; thence in a Westwardly direction, along the Old Knoxville Road, to the BEGINNING CORNER, and containing
